Vauxhall Square: £2bn Development to Reshape London Skyline

The ambitious Vauxhall Square development, designed by Pilbrow and Partners for developers Bmor, Cheyne Capital, and Cedarstone Capital, proposes a cluster of seven towers to significantly reshape the Vauxhall skyline. Located directly adjacent to Vauxhall Tube/train/bus station, this £2 billion scheme aims to deliver a massive mixed-use complex.

At its core, the development’s tallest tower will soar to 227 metres, positioning it as Vauxhall’s loftiest structure and the UK’s second-tallest residential building, only surpassed by Canary Wharf’s Landmark Pinnacle. Its second and third towers will also reach impressive heights of 204m and 205m respectively. The development’s stepped profile is designed to dominate the immediate views for those arriving by public transport, creating a striking new gateway to the area. Notably, a proposed spire was reduced due to aviation restrictions and a protected view from Parliament Square, illustrating the complex planning considerations involved.

Vauxhall Square is poised to substantially increase housing provision, offering approximately 1,097 new homes, with 35% designated as affordable. Additionally, it will introduce 1,164 co-living units and 699 student units, also with 35% affordable provision, alongside over 180 further homes in the borough. Beyond residential spaces, the scheme integrates a wide array of amenities, including a cinema, various restaurants and bars, a hotel, dedicated office space, a central green, and diverse community facilities, fostering a vibrant urban environment.

Currently awaiting approval from Lambeth Council, with an application reference 25/03113/EIAFUL, the project is anticipated to commence construction in 2027 and conclude by 2032 if sanctioned. While the sheer scale and density contribute to an already dense area, this comprehensive development promises significant benefits by addressing housing needs, including affordable options, and creating a dynamic new hub with extensive commercial and leisure offerings directly at a major transport interchange.
